The Offices at Polaris includes two, four-story Class A office buildings located adjacent to the Polaris I-71 Interchange. Each Building has a unique combination of brick, concrete, and glass exterior. Dan Dunsmoor, Ross Lanford, and Michelle Fude of Colliers International assisted Tempus Realty with acquiring the building. The Offices at Polaris, then 78% occupied, were in need of extensive upgrades to reinvent and bring the buildings top of mind among other competitive properties in the market.

The Solution

The Colliers team came up with a strategic marketing plan targeted at revamping their leasing strategy and best positioning the Offices at Polaris with a new vision. The team focused on a complete renovation of the main lobby, along with targeted special events and rebranding efforts. Through unsolicited proposals, diligent negotiations and constant canvasing of the northern market, the team made sure no opportunity was missed.

In a team effort with the new owner, the brokerage team tracked EVERY deal in the northern submarkets and pursued them aggressively.

Results

This resulted in over 20,000 square feet of leasing by signing three new Tenants in under five months. The team’s rebranding efforts stabilized the buildings’ occupancy, transforming the Offices at Polaris into buildings where tenants wanted to be located.
